Should you replace your HVAC system before selling your home? It depends on several factors that go into answering that question, one of which is whether or not it will improve the home’s resale value. Of course, you don’t want to invest in a new system only to give it away, unless it will increase your home’s resale value.
The Remodeling Impact Report (2019) from the National Association of Realtors says that homeowners who changed the HVAC system before selling their home could earn over 85% of the cost back. You could be one of those homeowners and ensure your house’s value appreciates by fixing the HVAC system.
But is that the only reason to determine whether or not you should upgrade your HVAC system before selling your home? We will check out a few HVAC tips and considerations that you need to make to help you decide on your next step about the current HVAC system.
Factors to Consider
Homebuyers Wish to Save Money
You may already know that modern HVAC system models are energy-efficient and help you save more on utility bills. Sometimes, new homeowners are more concerned about the living costs of running a home, instead of the home’s actual value. After all, that’s what matters the most.
Most house hunters want an energy-efficient and low-cost house that doesn’t become a burden on their pocket. So, it makes sense to call out a reliable HVAC company like Conejo Valley Home Services for an upgrade/replacement and for other Camarillo HVAC services
When inspecting a house, a homebuyer might not consider a property if its essential appliances or systems require expensive maintenance or replacement. Often, it’s not just about the resale value. A poor-quality HVAC system showing no signs of life can discourage the buyer from considering your property a sound financial investment.
Realtor’s Advice and Recommendation
Your real estate agent will suggest and recommend preparing your house for sale. The agent might suggest repainting the walls, repairing fixtures, and replacing small appliances or house components that are broken. However, they might not hint at the HVAC system if it works fine and the maintenance was only a few weeks or months ago.
If your real estate agent doesn’t recommend replacing the HVAC system, you can then only have it serviced by calling reliable HVAC experts before showing it to prospects. Plus, don’t forget that even if you’re not replacing it, you still have to clean the utility closet. If an HVAC system is grimy and untidy, buyers might get discouraged from investing in their home.
Some buyers even take advantage of poor-quality or ill-maintained appliances by using it as leverage to pay less for the house. You can prevent clever homebuyers from negotiating the house’s value beyond your requirement by replacing the HVAC system if it’s too old.
Intentions to Move
Sometimes homeowners overlook this critical factor when determining whether they should replace the HVAC system before selling their home. Whether you should replace the HVAC system before selling depends on how long you plan to stay in the house.
Suppose you will sell the house after six months or a year after living in it. Then, if the HVAC system will require serious repairs or a replacement, you should try it. You won’t have to worry about constant repairs or high maintenance costs.
Plus, you could sell the house for a better resale value than before if other factors are also appealing. Other factors of the house can include its condition, amenities, and appliances apart from the HVAC system.
Annual Maintenance
Usually, homebuyers feel encouraged to consider a property when they find out that the homeowners have taken good care of it. For instance, if you stick to a scheduled inspection and maintenance routine for your HVAC system and others throughout the year, it can also encourage homebuyers.
Furthermore, if you’ve replaced the HVAC system with a new one, you will reduce the appeal of your house even more in the eyes of buyers. Conversely, sticking to a maintenance routine will attract more buyers to your property, because you can show them that it was well taken care of.
